Network Terms

These terms are for loan officers, real estate attorneys, title companies, notaries and inspectors who apply to be listed in the Abode directory (“the network”). They are in plain language on purpose. By sending an application you agree to them. They are separate from, and in addition to, the Terms and Conditions that apply to everyone who uses Abode.

1. What the network is

Abode is a technology platform. The network is a directory of independent professionals that property owners on Abode can look up and contact directly. Abode is not a real estate broker, agent, lender, law firm, title company or inspector, and it does not take part in your work with any owner.

2. You stay independent

If you are listed, you are not an employee, agent, partner or representative of Abode. Owners choose whether to contact you and whether to hire you. You agree your own services and fees directly with them. Abode is not a party to that relationship.

3. No endorsement

Abode does not endorse, recommend, rank or vouch for any professional in the network. A listing is not a recommendation. Listings are shown in a neutral order. Abode does not guarantee the quality, cost, timing or result of anyone’s work.

4. The “License verified” badge

The badge is free. It is added only after a person at Abode has checked your license or registration with the relevant public registry. It shows only that we checked the registry on the date we did so. It is not a recommendation and not a promise that your license is still in good standing today. You must tell us promptly if your license lapses, is suspended or is revoked, or if your details change.

5. No referral fees, and no charge per lead

Abode does not pay you, and does not accept from you, any fee, payment or thing of value for sending or receiving referrals or for the order in which anyone is shown. Abode does not charge per lead, per contact or per referral. You agree not to offer or give Abode anything in exchange for a referral.

Abode may later offer a paid “Featured” option. If it does, it will be a flat fee for advertising that is clearly labelled as advertising, will not depend on leads or referrals, and will be described in updated terms first. Abode may decide not to offer it for some kinds of professionals, for example where the law or professional rules do not allow it.

6. Your professional responsibilities

You are responsible for holding every license, registration, commission and insurance you need for the work you do and the states you serve, and for following the laws and professional rules that apply to you. This includes rules about advertising, solicitation, referral fees and fee sharing, and (for attorneys) the rules of the state bars you belong to. Being listed does not change any of those duties.

7. Your information must be accurate

You confirm that everything you give us is true, complete and current, that the license number belongs to you, and that you have the right to give us the business contact details you provide. You agree not to make promises about results, use words such as “best” or “top”, or claim any link with Abode that does not exist. Please give business contact details only.

8. What we show, and how it is checked

If you are approved, we will show your name, company, city, the states you serve, your services, your description, your website and the business email and phone number you gave us. A person at Abode reviews every application. Applying does not guarantee a listing, and we do not have to say why we decline one.

9. Leads and volume

Abode does not promise you any number of contacts, clients or amount of income. Owners may or may not contact you.

10. Removal and changes

Abode may decline an application, hide a listing or remove it at any time, at its discretion, including if we cannot verify a license, if information is wrong or out of date, or if we receive a credible complaint. You may ask us to remove your listing at any time by emailing support@abodeswap.com. We may change these terms; the version on this page applies to new applications, and we will tell listed professionals about material changes.

11. Privacy

What we collect from applicants, why, and how long we keep it is explained in the Privacy Policy. In short: we use what you send only to review your application and run the directory; we do not sell it; the form uses Cloudflare Turnstile to keep out automated spam; and we keep a short-lived, scrambled (hashed) form of your network address only to limit abuse.

12. Limits on Abode’s responsibility

To the fullest extent the law allows, Abode is not responsible for the work, advice, fees, acts or omissions of any professional in the network, or for any dealings between you and an owner. The directory is provided as it is. Abode’s responsibility to you for anything connected with the network is limited to the amount you have paid Abode for it, which today is nothing.

13. Governing law and who we are

These terms are between you and [YOUR LLC NAME] (“Abode”). They are governed by the laws of [STATE — governing law to be confirmed with counsel], without regard to conflict-of-laws rules.
